What a building permit costs in Tuscaloosa

The formula

Valuation is the value of the work, labor and materials. Not the value of your house.

Three things about that number

  • $3.50 is the residential rate. Commercial work is charged at $12.21 per $1,000 of valuation instead — nearly four times as much. Any guide quoting one number for both is quoting the wrong one for somebody. source
  • On new residential construction the city sets the valuation. $163.00 per square foot heated, $23.20 per square foot unheated. Your contract price does not decide the fee, so a cheap build does not buy a cheap permit. source
  • There is no minimum permit fee. A small job genuinely does produce a small fee. The only flat charges are demolition — $21 residential, $26 commercial. source

So why do people skip it?

Usually because they expect a delay rather than a bill. That expectation is also wrong here: most residential permits in Tuscaloosa are processed within 24 to 48 hours. On a deck repair that is shorter than the lead time on the lumber.

The real cost of skipping one arrives later. Unpermitted structural work is exactly the kind of thing that surfaces during a sale, when the leverage sits entirely with the buyer and the fix is no longer a $17.50 line item.
