What moves the number
- Where the leak actually is. Water travels along a rafter before it drops, so the stain on the ceiling is rarely under the hole. Finding it is part of the job and sometimes most of it.
- Whether it is the covering or the deck. Replacing shingles over sound decking is one job; soft or rotted decking underneath is another, and you cannot know which until it is opened up.
- Flashing versus field. Most leaks we find are at a penetration or a transition — chimney, valley, vent, wall — not in the middle of a good roof. Flashing work is fiddlier per square foot and much cheaper overall than a re-cover.
- Pitch and access. A steep roof needs staging and slows everything down. So does one you cannot get a ladder to cleanly.
- What the water already did. If it reached the ceiling, that is drywall and paint on top of the roof work, and it has to dry first.
